Deckard Technologies launched Rentalscape in Burlingame to facilitate short-term rental compliance

Rentalscape short-term rental platform makes it easy for hosts to register properties while helping City Council establish data

SAN DIEGO & BURLINGAME, Calif.–(BUSINESS WIRE)–#AirbnbDeckard Technologiesa government-focused technology company that provides software, analytics and insights to communities to create tax fairness, has launched its Rentalscape platform to help the city of Burlingame, California identify short-term rental properties term (STR) and to help hosts comply with local regulations.

locationscape offers a user-friendly portal for a simplified registration procedure so that STR hosts can obtain the necessary permits – both a business license and an accommodation certificate – to operate an STR in the city. Hosts can also pay their 12% Transient Occupancy Tax (TOT) through the portal, to stay in compliance with city mandates. Deckard has also set up a complaints portal for neighbors to report illegal STRs or noise and litter issues. Deckard tracks all rented rooms on digital platforms and reports them to the city so that the city council has the right information to establish the appropriate levels and requirements for STRs in their community and also know what to expect in TOTs .

“Our goal with this portal is to simplify the registration process for hosts, make it easier to pay their transitional occupancy taxes, and monitor complaints to keep neighbors happy. The software is quite intuitive and all data are there for every listing, including rental history and future listings, making it easy to apply for our own staff,” says Kevin Gardiner, Burlingame Community Development Manager. “In the few months since we rolled out Rentalscape, our registrations have grown significantly and those who are properly registered are paying their TOTs, as are hotel guests, which also makes online short-term vacation rentals more fair for hotels.”

Rentalscape provides details on STR property addresses and property. Violations of STR orders alert code enforcement for properties that do not have permits, those that do not include permit numbers in advertisements, or where occupancy differs from their permitted levels. In addition to each property detail, Rentalscape can aggregate the number of active STRs in the city, identify total revenue owed and average daily rates charged, identify booking trends and average number of nights booked per booking, for at least one year and three months in advance. It also lists the platforms used by STR hosts, including major ones like Airbnb, VRBO, and booking.com, as well as several locales.
