Lavish townhouses in Edinburgh’s West End to be transformed into luxury apartments

Sumptuous townhouses in Edinburgh are to be converted into residential apartments.

The Atholl Crescent properties in the west of the city were previously used as offices, but an app has now been launched to create the high-end apartments.

The plans reveal that four townhouses are to be subdivided into 34 apartments, with a mix of ten three / four bedrooms, twelve two bedrooms, eleven one bedroom and a studio.

The existing property at 14-17 Atholl Crescent is currently occupied by Brodies LLP and they are expected to move into a new office in late fall this year.

It aims to redevelop the properties and restore their original residential use, respecting the Category A status of the properties and, to the extent possible, restoring the original features where they were removed.

The developers believe these properties “represent an exciting opportunity to breathe new life into a group of historic buildings while creating a new high quality architectural development in keeping with the grandeur of Atholl Crescent”.

The A-rated building at Atholl Crescent was built according to plans by Thomas Bonnar in 1824-25 and significant alterations have taken place in the townhouses since then.

Developers are required to create a number of affordable options with new projects, but the developers say that is not possible on this site.

A spokesperson for McLaughlin and Harvey Limited said: “The costs associated with this development are very high due to the nature of the conversion and partial demolition. The average development cost per unit is around £ 284,000. This cost does not include land or developer’s profit.

“It would not be possible for an RSL to pay this level of cost per unit and the current grant levels would not support a project with costs at this level. 5. Thus, the conclusion that the delivery of affordable housing on site is not a viable option.

Edinburgh City Council validated the proposal from the developers, McLaughlin & Harvey, on August 2 and a decision is expected in the coming weeks.
