Rental prices jump 4.5%

In the rental market, house prices in Portugal increased by 4.5% in the third quarter compared to the previous quarter. Renting a house in the countryside had a median cost of 11.8 euros per square meter (euros/m2) at the end of September, according to the idealista price index.

Houses for rent became more expensive in nine district capitals between July and September 2022, taking into account 11 with a representative sample during this period. Coimbra topped the list, posting a 10% rise in house rents in the third quarter compared to the same period last year.

Among the cities where houses for rent have become more expensive, Lisbon (8.1%), Porto (7.6%), Braga (6.7%), Funchal (5.6%), Setúbal (3.4 %), Aveiro (3.3%), Santarém (2.9%) and Faro (2.8%). Only two district capitals recorded a drop in rents: Viseu (-3.5%) and Leiria (-1.1%).

Lisbon remains the city where it is the most expensive to rent a house: 15.7 euros/m2. Porto (12.3 euros/m2) and Funchal (11.0 euros/m2) occupy the second and third places respectively. Then come Faro (9.3 euros/m2), Setúbal (8.9 euros/m2), Aveiro (8.7 euros/m2) and Coimbra (8.1 euros/m2).
