Scottsdale adopts new rules for operators of short-term rental properties

PHOENIX — Scottsdale has become the latest city to approve new rules aimed at better guiding landlords and short-term rental properties.

New requirements include obtaining a Scottsdale license for each property, arranging sex offender and background checks when booking guests and carrying liability insurance, following a vote of Scottsdale City Council on October 25 unanimously in favor of the new rules.

It is expected to come into force on January 8.

“This ordinance is the result of months of collaboration and I am confident it will have a positive impact on our community,” Mayor David Ortega said in a press release.

Other provisions put in place include the requirement for pool barriers, pest control, provision of working smoke alarms and garbage compliance.

Owners of short-term vacation rentals will need to impose an occupancy limit of no more than six adults and their children, as well as restrictions on use for large events like parties and weddings.

The requirement to provide Scottsdale with owner and emergency contact information remains in effect.

Mesa, Goodyear, Glendale and Paradise Valley are other towns in the Valley that have established new short-term rental guidelines over the past year.
