Study: Airbnb listings in Athens at 12,000

There are a total of 12,000 Airbnb listings in Athens with 31% of owners getting super positive reviews, found a fall study published by an analytics firm Tourix.

According to the study, Airbnbs is one of the most popular accommodation options for visitors to the Greek capital.

Based on the data collected in Septemberthe neighborhoods in Athens with the most short-term rentals recorded on the Airbnb platform are Plaka, Neos Cosmos and Koukaki.

Additionally, 31% of Greek Airbnb owners are “superhosts,” a certification awarded to hosts who have positive reviews, respond quickly to user messages, and avoid cancellations whenever possible.

Other key points of the study:

– there is a total of 12,000 Airbnb listings in the Greek capital and 6,000 hosts

– the availability of Airbnbs increases in Athens, up from 25 percent compared to December 2021

– Airbnbs offers an average price of 95 euros per night, up 9% compared to December 2021

– rentals in Zappeion, Polygon and Plaka opt for the highest prices per night

– 88% of rentals are entire houses or apartments, 10% are private rooms and 2% are hotel rooms or shared rooms

– the majority of hosts (76%) manage more than one Airbnb on the platform

– on average, users give Athens a score of 4.73 out of 5according to an analysis of 537,000 reviews

– the best reviews were attributed in September to the properties of Polygono, around the 1st Cemetery of Athens, and EllinoRosson and the worst in Agios Eleftherios, Patissiaand Rizoupolis.

“Airbnb’s activity in Athens continues to be on an upward trend. This is reflected in the increase in the number of accommodations and hosts available. On the other hand, as the supply of “Airbnbs is growing, hosts are starting to focus on service, realizing the importance of guest satisfaction,” said Athanasios Athanasiadisdata analyst at Tourist services.
