Dream big, pay little for a condominium villa in Marbella’s most desirable enclave

THEY say location is everything in the property, so sitting between two of Marbella’s top golf clubs definitely takes a beating. Set in green hills, just five minutes from the coast, with sea and mountain views, Villa Aire is definitely a breath of fresh air. Even its street name – Calle Valle del Golf – says it all, with the well-appointed villa located right between the Aloha and Las Brisas courses.

Equidistant from Marbella and San Pedro de Alcantara, you are just over a mile from the luxury harbor and pulpits of Puerto Banus or the Golden Mile when you are ready to dive.

And best of all, this incredible five-bedroom, seven-bathroom villa will set you back just €788,668 under an ingenious co-ownership deal that guarantees you at least 44 nights a year in paradise.

The amazing second home in Spain of the American technology company Pacaso, it counts on a swimming pool, gymnasium, sauna and games room. Carefully divided so that each owner has their own private space in the basement, the owners of Villa Aire have their own planning system that adapts to each owner’s preferences over time. Each owner has guaranteed access during the high season, at least twice, and can reserve several special dates per year. They can book from two days before or up to two years in advance, via the Pacaso application.

“Unlike a timeshare where you pay for the time, Pacaso is real estate ownership,” says Amy Musser, European communications director. “Plus, you’ll only get a maximum of seven other owners, and many are buying two shares each, which means even less.”

And the Barcelona-based executive added: “And if you want to sell, you can do that after you’ve owned your Pacaso for a year and even choose your price. And we use local agents to do the marketing and what we’ve seen in the last two years is 10-15% growth in value.

“The average time to sell is 10 days and they often sell to other owners. In fact, the other owners have the first refusal to buy.

But the truth is, why would buyers want to sell? Villa Aire is a true oasis of calm, ideal for relaxing and unwinding in the hills of Nueva Andalucia, with the Sierra de las Nieves National Park as a backdrop.

Carefully landscaped, it counts on deep, subtropical foliage, creating a shady garden that immediately puts you at ease. In addition to its own waterfall, the pool has diving boards and a shallow area for children. A full BBQ set sits next door in a deep shaded area, perfect for mid-summer.

Rooftop is the perfect spot to catch the rays all day with views that stretch for miles.

Inside, little is left to the imagination, and it counts on its own underground cinema and games room, complete with pool table, while guests have their own wine cellar which can be compartmentalised. Designed by local interior designer JA Flores, the team’s creative eye put together neutral color palettes and lots of interesting flourishes, such as the outdoor clawfoot tub and master bedroom shower. The ground floor is wide open, with an elegant ethanol fireplace and a large indoor table for winter entertaining.

Meanwhile, the kitchen is fully equipped, with every type of machine and utensil you can imagine. “Everything you expect from the best AirBnB and more than we have in place,” insists Amy.

Even better, the company has a team on the ground to make sure arrival feels like checking in at a five-star hotel, where everything looks “almost brand new.” The team defines each stay by who is coming, so as with a recent trip, a family of Americans with no less than 11 children was easily planned.

“Some people will want a desk set up in a bedroom to make it an office, while others will want to make every space available for sleeping, including the basement,” adds Amy. “We know that every owner and maybe every trip will be different. Our team is ready and prepared for it.

She’s also quick to point out that with everyone very different, chances are they’ll all want to come at different times. “Take me, for example, I’m much happier coming to Marbella on holiday in October than in August.”

But nothing with Pacaso – pronounced “Pa-cah-soh” – was left to chance. Created by two American real estate tech entrepreneurs, they spent two years researching the Spanish market before buying their first properties in Marbella (a second is nearby) and in October this year the company will celebrate its second anniversary.

“We are modernizing the decades-old practice of condominiums by creating a marketplace that makes it easier to buy, own and sell a luxury second home,” Amy continues.

The company began by covering major vacation areas in the United States, including Lake Tahoe, Palm Springs, South Florida and the Rocky Mountains. It has since spread to London, where it has just bought its second home in Chelsea Pacaso is currently looking to expand into other markets in the countries where it currently operates and is considering destinations in France and Italy, where the company is currently detecting an increase in demand.
