Greece sees available Airbnb-style rentals increase in 2022

The number of properties available online for short-term tourist rental increased in 2022 to 144,857 compared to 136,658 in pre-pandemic 2019with overnight stays up 6%according to data presented last week by the Greek Association of Property Managers (PASIDA).

The data was presented by the President of PASIDA Andreas Chios Friday at a special event in Athens titled “Short Term Rentals – Statistics and Analysis – Problems, Solutions and Suggestions“.

According to Chios, there are currently 150,000 properties in Greece available for short-term rental – including 12,000 in the center Athens go for an average of 95 euros per night. The best locations for Airbnbs in the Greek capital include Koukaki, PlakaAcropolis, Zappeio, Neos Cosmos and Exarchy.

In the rest of Greece, popular tourist destinations saw the biggest increases in Airbnb listings with Mykonos, Santorini and Corfu pave the way, said PASIDA. As an indication, in Mykonos, out of a total of 9,591 properties available for rental, 3,547 or 37% were for short-term tourist rentals. Overall in Athens, of the 428,000 dwellings, 9,500 or 2.24% are available for short-term rental; in Thessaloniki 1.14% of the total; to Crete: 1.02% in Heraklion and 7.67% in Chania; 1.45 percent on Rhodes; and 9.11% on Corfu.

The association also submitted its proposals before the government announced a law on short-term rentals would be finalized in the coming period.

According to PASIDA, hoteliers have launched a “widespread attack» on owners active in the short-term rental business. “Now is the time to take a strong stand and demonstrate that short-term rentals are here to stay and add to our tourism product a different form of accommodation that adapts to what international travelers are looking for,” said PASIDA.

According to the data presented, short-term rentals in Greece generated more than 3.5 billion euros of turnover in 2022.

Meanwhile, according to media, members of the association are threatening to stop bookings during Easter week and August 15 if the government proceeds with a “unilateral” legal framework for the benefit of hoteliers.
