“We have built our business on data that shows the most viable short-term rental investments that offer the highest returns while mitigating risk, and we see that there is real market share to be gained with the experiential vacation rentals,” said Christie Currie, Chief Marketing Officer at reAlpha. “In 2021, the experiential home category experienced explosive growth, prompting Airbnb to redesign its search function into “Airbnb Categories”. Through our partnership with RARE Treehouse Resorts, we will be able to bring a rental experience of unprecedented vacation in the United States and to offer our future syndicate members and investors a truly unique opportunity in this growing category.

According to AirDNA, 88,000 new short-term rentals were added to the overall supply in May 2022, leading to an all-time high in the total number of listings. With new traditional homes and condos injected into the STR economy, creating more supply, demand has only grown for unique staycations or experiential rentals. Airbnb Q2 Revenues for 2022 noted nights booked for single homes were up 80% from pre-pandemic levels. Tiny houses (+173%), barns (+160%), domes (134%) and treehouses (+116%) also saw particularly strong interest.

Currie continued: “These types of rentals require specialist asset management, which makes them ideal for a professional investor, like us, who can execute this strategy at scale. Having a community of properties allows us to streamline our operational efficiency and provide accommodation for single travelers or groups. Additionally, we find that the capitalization required for experiential real estate investments requires less debt and less exposure to interest rates, allowing us to remain more agile in the face of changing economic conditions.

RARE Treehouse Resorts’ existing facility on Vancouver Island is the world’s first suspended treehouse complex. Its state-of-the-art “biomimicry” spheres are suspended above the forest floor, with a low environmental impact design designed to allow conservation and tourism to exist harmoniously in ecologically sensitive locations. The interiors of the spheres are air-conditioned, with surround sound, dimmable lights, a kitchenette, a loveseat, and a queen-size bed amidst a fisheye lens window. In addition, these “Free Spirit Spheres” offer an average rate of $350 per night with an average occupancy rate of nearly 90% year-round. Their annual income per unit exceeds $100,000 and there is a year-round waiting list. These world-famous treehouses have been covered by National Geographic, BBC, Business Insider, and more.

“We believe our innovative, suspended resort will be a huge success in the United States,” said Ben Vasdaz, General Manager of RARE Treehouse Resorts. “We have consistently posted occupancy rates above 85% throughout the year, with waiting lists exceeding 500 guests. The spheres have acquired national and international renown, while showing that it is possible to promote responsible and environmentally friendly tourism. We’re thrilled that reAlpha sees the same appeal.
