Over the past 12 years, Airbnb hosts have earned $150 billion globally, with American hosts earning just under half of the global total. Today’s typical Airbnb host in the US earns $13,800, an 85% increase from 2019.

It’s not just veteran hosts making money. New Airbnb listings in the United States brought in $1.8 billion in rentals last year, up 34% from two years ago. New hostesses earned the bulk of that money, earning $1 billion over the same 12-month period. Additionally, women receive a higher share of 5-star reviews and make up the majority of all Airbnb hosts in the US and globally.

Best times of year to list a rental

To maximize rental income, consider listing a property on Airbnb during peak times. Even a few rentals per year, on these dates, allow owners to take advantage of this growing crowd. The best lucrative times of 2021 were a mix of expected holidays with a few surprises.

Labor Day Weekend – American hosts earned over $140 million on Saturday, September 4, 2021, making it the highest rental income period of the year.
Memorial Day Weekend – On Saturday, May 29, 2021, rentals in the United States totaled over $126 million. After a long winter of quarantine measures and nationwide availability of vaccines, many Americans have left town.
July 4: American hosts made over $120 million during this popular summer holiday.
Thanksgiving – American hosts earned more than $112 million on Thanksgiving night rentals. The best cities for Thanksgiving Airbnb rentals include Kissimmee in Orlando, San Diego, Sevierville in the Smoky Mountains, Los Angeles, New York, and Austin.
October – Illustrating that strong travel demand isn’t always vacation-related, the first Saturday in October was the fifth highest-earning day of the year for U.S. hosts, totaling $109 million.
August – Hosts earned over $108 million from bookings during the first Monday in August. Driven by workcations and remote working policies, more families traveled during the week in 2022 and vacationed in destinations for longer trips.
Christmas – Unsurprisingly, bookings around Christmas continued to be popular in 2021. On Christmas Eve, hosts earned over $107 million, and on the Monday after Christmas, hosts earned over $104 million. dollars.

These best booking periods and destinations represent significant rental income opportunities for hosts. However, according to Airbnb, “there are growing opportunities for hosts to earn money anytime and anywhere” as millions of people work remotely. Bookings of 28 days or more are on the rise and people have stayed in more than 100,000 global destinations in the past two years, from urban cities to rural towns.
